Real Estate is on the Ballot

When we hear real estate, we think of homes, usually—buying, selling, renovating, trading spaces (who remembers?). But real estate refers to every bit of land and everything attached to it, all manmade structures, little boxes on the hillside, all the amber waves of grain, the rivers and the lakes that you’re used to, redwood forests, and creatures great and small that remain wild and semi-free. In other words, it’s very rare for a human to set foot on non-real estate (see: Terra nullius, international waters, and the moon, er, officially.
Real estate involves both ownership, and stewardship, and it’s at the heart of the former Hughes Stadium land saga. The issue is being put to a vote again, this time as two Ballot Questions, both backed by strong convictions.
2H: A “Yes” vote is for several requirements related to moving forward with a multi-use plan for the land, including a bike park, facilities for wildlife rehabilitation, environmental education, and a managed City natural area
303: A “Yes” vote means that 100% of the land shall be designated and used as a City natural area.
Hopefully people cast their votes thoughtfully, according to what they decide will best serve the needs and desires of the present, as well as the future. A great quote from no-one-knows-who: “We do not inherit the earth from our ancestors; we borrow it from our children.”
One Year In
Our newest team member, Jocelyn, just crossed the one year mark in real estate! That’s a feat, especially if A) You do it well (and she’s been doing it excellently) and when B) 75% of agents don’t make it through their first year. Our own AV team recently interviewed Jocelyn about her experience.
New House Hack
A new listing of ours, and team project, hits the market tomorrow. This one works quite well for the “House Hacking” strategy that you may or may not be familiar with, but it’s one that has brought us and dozens of our clients a lot of success over the years.
The general idea is to live in one unit of a multi-family property, renting the rest of the property to cover a significant portion of the mortgage. In this case, the rental possibilities include setting up a Short Term Rental (think AirBnB), as long as you’re living on site. This makes the numbers even more compelling than as a long- or mid-term rental.

Assumable Mortgage Listings
In case you’re new here, we love assumable mortgages. Every couple (sometimes few) weeks, we send out new assumable opportunities. These homes are all active on the market, and have loans that are assumable. We don’t know until we engage the agent and seller if they’re willing to have them assumed, but any time a client is interested, we get in touch, usually explain how the process works to the agent, and go from there. If you ever see properties that could be a fit for you or someone you know, please reach out (it’s easy! just reply to this email). And there are lots more properties to explore over on Roam.
