Why flat fee?
It's well documented that sellers get more for their home using an agent and listing their property on the MLS—rather than doing a FSBO (For Sale By Owner)—and the average cost to do so is around 6-7% of the purchase price.
Does it really have to cost so much?
As prices started to climb in 2020, we made the switch to a flat fee, realizing we could compete on price, save our clients a lot of money, and have everyone come out ahead.
With our flat fee listing structure ($10,000 listing fee + 2.5-3% paid to the Buyer's Agent (or 0% because it's ENTIRELY UP TO YOU) we pass along our savings in time and energy, so you, the Seller, can keep more money in your pocket.

Q: Is $10,000 really the only fee? A: Our fee is really only $10,000, though there are additional fixed and negotiable fees to sell your home. Fixed fees include closing costs, such as the Title policy, and negotiable fees include what commission you may choose to offer to a Buyer's agent.
Q: What does the flat fee cover? A: The flat fee covers our compensation as your agent. With that fee, we provide all marketing, including photos, any 3D tours or drone photos that are needed, and our onsite marketing materials. Q: Will I get the same service a traditional agent provides? A: Yes! And probably more than what you're used to. The reality is that real estate agents are a dime a dozen, but a good agent is hard to find. We have worked hard to develop systems and processes that keep you prepared, informed, and equipped from start to finish, and we're always a call or text away.
Q: How do buyer agent commissions work? A: It's up to you if and how much you pay a buyer's agent. Just like you as the seller are looking at your net proceeds, a buyer is looking at their total costs to purchase. That's why many sellers offer to pay the buyer agent's commission—to incentivize a buyer going with their home over the home down the street that they're competing with. As you can imagine, this dynamic fluctuates with the market. Currently, most sellers are offering buyer's agents compensation of 2.5-2.8% of the purchase price, but it's always entirely up to you.
Q: Can you explain the "team" thing? A: You deserve a whole team, tot just one agent. Most agents do everything themselves — which means your experience can hinge on one person’s availability, strengths, or bandwidth.
